The Construction Process

Every stage of Villa 3 was inspected and signed off before moving to the next — from formation level checks at excavation through to final snag-list inspection at handover.

01
Site Mobilization

Fencing & Site Setup

  • Perimeter hoarding and site fencing erected prior to mobilization for safety and access control.
  • Project signage installed showing site details, consultant, contractor and permit information.
  • Site established and secured ahead of excavation works commencing.

Stage 01

Excavation

  • Bulk excavation carried out down to bedrock to provide a solid, high-bearing founding level for the strip footings.
  • Bedrock/formation level confirmed against the approved structural GA drawings and geotechnical report before proceeding.
  • QCS 2024 Section 2 (Earthworks) level tolerances verified prior to anti-termite treatment.

Stage 02

Anti-Termite Treatment

  • Chemical soil (termiticide) treatment applied to the excavated formation and trench sides prior to blinding.
  • Application carried out with low-pressure spray equipment across the full footprint, including service trenches.
  • Treatment sequenced to allow curing time before blinding concrete is placed, per manufacturer's data sheet.

Stage 03

Blinding

  • Plain concrete blinding placed over the prepared, treated formation to provide a clean working surface.
  • Fresh concrete checked on site: slump test and concrete temperature recorded prior to placement.
  • Blinding level and thickness verified before footing reinforcement fixing commenced.

Stage 04

RCC — Reinforcement & Concrete

  • Reinforcement fixing and formwork for footings, ground beams, columns and slabs per approved rebar shop drawings.
  • Rebar cover, spacing and lap lengths checked against structural drawings and QCS 2024 requirements before pour.
  • Columns cast in stages with formwork alignment, plumb and curing (water spray) verified after each pour.

Stage 05

Blockwork

  • Concrete block walls built on cured RCC/DPC level, plumb and true to line off the RCC columns.
  • Mortar joints and block coursing checked for consistency; openings left as per architectural drawings.
  • Wall ties and reinforcement at openings inspected before handover to plastering.

Stage 06

Backfilling

  • Backfill placed in layers around foundations and compacted using a vibratory roller to the required density.
  • Compaction verified with nuclear density gauge (field density) testing against QCS 2024 compaction ratio.
  • Utility trench lines backfilled and levelled ahead of hardscaping and external works.

Stage 07

Plaster

  • Internal and external walls plastered in two coats (base + finishing coat) over the block/RCC substrate.
  • Corners and edges finished using straight edge and plumb level for true, flat surfaces.
  • Plaster thickness and surface moisture content checked (moisture meter) before painting commences.

Stage 08

Finishes

  • Flooring (tile/wood), painting, gypsum ceilings and natural stone cladding installed per finishing schedule.
  • Exterior wall base finished with stone cladding over a bonded waterproof backing coat.
  • Wet areas tiled and tested, fixtures installed, and final inspection carried out against the snag list.

Project Complete & Handover Ready

Villa 3 was fully completed with a natural stone elevation, garage, boundary wall and entrance gate finished, alongside tiled flooring, gypsum ceilings, a fitted kitchen and finished staircase throughout the interior. Final protective wrapping was removed and the site cleaned ahead of handover.
